Your questions, answered
Client-side project management
What does client-side project management cover?
End-to-end support on your behalf: reviewing the property and the landlord's specification, briefing, design and consultant coordination, permits, tendering and contractor appointment, programme and site supervision, cost control, and handover with snagging and a full handover pack.
When should I bring in a project manager?
As early as possible, ideally before you sign the lease or purchase agreement. That's when changes cost least: what the landlord will deliver, what budget you'll need and what programme is realistic. We can also step into a project that's already under way, starting by getting the budget and contracts in order.
What's the difference between project management and site supervision?
Project management steers the whole process: design, consultants, tendering, programme and budget. Site supervision checks that the contractor builds to the drawings, specification and standards. We do both, together, on your behalf.
How can I keep track of my project day to day?
Through the client portal. Every client gets their own access from a computer or phone: project status and programme, the monthly report and cost forecast, variations, drawings and documents, and site photos. No need to wait for a meeting or chase an update.
Who approves variations and contractor payments?
You do. We review and price every variation, and send it to you with the reason, the cost and the programme impact. Contractor valuations are checked against measurement and contract, and you get a payment recommendation. The decision is always yours, and you can approve from your phone in the portal.
How hands-on do I need to be?
As much or as little as you like. Usually it comes down to the key decisions: signing off the design, choosing the contractor, variations and payments. We handle the rest, and you can always see where things stand in the portal and the monthly report.
What happens if the budget or programme slips?
You hear it from us straight away, not at the end of the project. The alert sets out the cause, the cost or delay, and a recommended fix: value engineering, resequencing the work or negotiating with the contractor. It's also reflected in the forecast final cost in the portal.
What do I get at handover?
A handover inspection with snags tracked through to completion, systems and occupancy certificates, as-built drawings, warranties and O&M manuals, and a final financial statement for the project.
Will you work with my chosen contractor?
Yes. We manage and supervise any main contractor on your behalf. Construction is carried out by a separate, affiliated contracting company, and we never sit on both sides of the same project.
Cost control
What do you need from us?
Developers: the approved budget, signed contracts, invoices from contractors, suppliers and consultants, and payment and receipt confirmations. Subcontractors: the contract and BOQ, supplier and sub-subcontractor invoices, and a short daily site report.
Do we need to install software or enter data?
No. We do all the cost control work. You get the finished output: Excel and PDF reports, alerts and an up-to-date snapshot whenever you ask.
How often will we get reports?
We'll suggest a reporting cycle and agree it with you. Most reports are monthly. Overrun alerts go out immediately, and every contractor valuation is checked as it comes in.
What counts as an overrun, and how is it flagged?
Any variance above the approved baseline is flagged by severity: up to 3% watch (yellow), 3% to 5% attention (orange), 5% to 10% overrun (red), and over 10% serious overrun (dark red). The critical threshold is agreed with you, 15% by default.
How many projects can you cover?
One project or ten. Every report is available per project or as a portfolio view.
General
Do you only do Fit-Out?
Fit-Out and finishing works for offices, retail and tech are our speciality, but we also manage and control residential and structural projects.
Do you build as well?
Construction is handled by a separate company: the joint contracting company of Jonatan Groshar and Tzemach Ben Gedalya, with a G1 licence, acting as main contractor. On any project we're on one side only: either client-side management and supervision, or construction. That keeps supervision truly independent.
How are your fees set?
Fees depend on the project's scope, the service and how often you want reports. We'll be glad to send a formal proposal after an initial meeting.
How do we get started?
An initial meeting, setting the baseline (budget, contracts, payment terms), ongoing data collection, and your first report at the end of the first month.

Ready to get started? Let's talk.
A short, no-obligation consultation. We'll talk through your project and see how we can help.
